New York, NY - September 5, 2002 - Houston-based Revanche, LLC has sold
the 795-room Maxim Hotel & Casino in Las Vegas, Nevada, to C.P. Las
Vegas, LLC, a Kentucky-based owner and operator of franchised hotels, in
a transaction valued at approximately $38 million. Insignia/ESG Hotel
Partners was the owner's exclusive representative in this sale. Jack
Carr and Harry Pflueger, managing directors in Insignia/ESG Hotel
Partners' Newport Beach, California, and Las Vegas offices, oversaw the
marketing and disposition of the asset. The Maxim Hotel & Casino is
located two blocks east of the premier Flamingo Road/Strip intersection.
According to Mr. Carr, "The Maxim's location so close to the Flamingo
intersection on the Strip was a primary selling point. The resilience
Las Vegas has shown during the past year helped move the deal to completion."
While the Maxim has been closed since August 2001, the facility offers
over 32,000 square feet of casino space and extensive food, beverage
and recreational facilities. The property will undergo an extensive
renovation. Mr. Pflueger commented, "C.P. Las Vegas is the perfect
owner to position this hotel and casino properly within the Las Vegas
marketplace. Their plans for the property should significantly
improve the neighborhood at the intersection of Flamingo and Koval."
